Permits are required for every ADU build in California, and how they’re handled matters more than most people realize. A permit pulled incorrectly, or skipped altogether, can create legal headaches when you sell, complicate your insurance, and leave you with a unit that technically can’t be occupied.

We manage the entire permit process as part of every project, including applications, plan submissions, and scheduling every required inspection at the right phase of the build. You don’t need to figure out what the city requires or follow up on anything yourself. We’ve done it before and we take care of it.

For the majority of ADU builds, no. Detached units and garage conversions are entirely separate from your main living space, so day-to-day life at home carries on without much interruption. 

Attached additions involve more activity nearby and some shared wall work, but we will walk you through exactly what to expect before we start, so nothing catches you off guard.

Absolutely, and we encourage it. The finishes are what make the space feel like it was built for you rather than built to check a box. We involve you in the selection process for tile, flooring, fixtures, cabinetry, and anything else that shapes how the space looks and feels. 

We’ll share what we’d recommend based on experience, but the final call is always yours. Our job is to deliver your vision, and that starts with actually understanding what it is.

Most projects land somewhere between two and three and a half months from breaking ground to handing over the keys. The main variable is permit timeline, which can differ depending on your city or county. 

Some move faster than others. We give you a realistic schedule before any work begins, built around your actual project and location, and we tend to come in ahead of it. If something shifts along the way, you’ll know about it right away, not after the fact.

More than most people picture when they first start looking into it. A full ADU build covers site assessment, design coordination, permit applications and approvals, foundation work, framing, electrical, plumbing, city and county inspections at every required phase, exterior finish, roofing, drywall, tile, flooring, and final sign-off. 

There are a lot of moving parts and a lot of people who need to show up in the right order. We coordinate all of it so you’re not left managing separate contractors, chasing down an inspector, or trying to figure out what comes next.

Every ADU we build is backed by manufacturer warranties on all installed products, plus a 5-year workmanship warranty on our labor. If something we built or installed isn’t holding up the way it should, we come back and make it right. 

The warranty covers defects in workmanship and installation. It doesn’t cover damage from misuse, accidents, or the kind of wear that comes with time and use. But for the work itself, we stand behind it.
